Method of Calculating Maximum Sale Price (MSP) For Resale:

Suppose, the price of a 3 BHK Apartment/dwelling unit (1500-1600 sq. feet area] was Rs 40 lakh in 2015. The Maximum Resale Price after 3 years in 2018 should be calculated as per the following formula of compound rate of interest:

Original Cost + Original Cost (1+r)/100

Final Amount = Principal Amount + Principle Amount (1+r)"/100


Where r = rate of interest per annum, n = number of years


Method of Calculating Circle Rate:

The circle rate and MSP in 2018 must be same. If the MSP is Rs 48 lakh, the circle rate must be fixed by government at Rs 48 lakh only. Those selling above MSP or buying below MSP must be punished by law. This shall discourage hoarding of products (apartments/flats/dwelling units) by hoarders (owners/builders) who shall be left with no incentive to hoard; and encourage people to buy houses. This'll help solve urban housing problem greatly.

These Economic Mathematical Formulae for Solving Housing Problem were conceptualised by Dr Swaamee Aprtemaanandaa Jee way back in year 2018. 

Though these grand useful formulae were published at that time without attribution to Dr Swaamee Aprtemaanandaa Jee.
